Nestled in three acres of rolling hills, Hay House is a striking holiday home which has been expertly designed to showcase Cornwall’s industrial past featuring tin, slate and stunning stonework. Boasting an elevated position, this property is a tranquil retreat away from the hustle and bustle of everyday life. Not only is the home full of welcoming comforts, luxury touches and an abundance of space, there’s also a grass pathway leading to bottom of this idyllic valley with young orchard trees, wild grasses, and even a gentle swing to while away the hours.

This peaceful retreat – which sleeps ten – sits a mile inland from the sought-after coastal village of Mawgan Porth famed for its award-winning west-facing beach, which rewards you with spectacular all-year-round sunsets, rock pooling, body boarding and surfing, beach walking and more.

Completed in spring 2024, Hay House is an architectural dream with its bold design and stunning outlook, this property has to be seen to be believed. The gorgeous interior is a match for this dramatic property as guests can expect well-placed picture windows with spoiling views, a Nordic inspired calming colour palette, and every inch displaying a high-end finish with luxury furnishings, leaving no stone unturned.

Sleeping up to ten guests, the house boasts cool sophistication. Enter the wide wooden front door to be greeted by a welcoming family kitchen. Contemporary in style, the space will inspire even the most novice chefs with its high specification appliances, including Everhot Range Cooker and De’Longhi Dedica coffee machine, plus there’s a stunning island with bar stools, and spoiling treetop views. There’s a large ten-seater wooden table, complete with an eclectic mix of benches and chairs for guests to enjoy a Cornish feast.

The living rooms are equally appealing. There’s a cosy snug with sumptuous l-shaped sofa and a large, wall-mounted smartTV to relax and enjoy your favourite show or indulge in a movie night, while the more formal lounge features chunky well-stocked bookshelves at your disposal, two large sinkable sofas, a decorative fireplace, and a spoiling view of the countryside beyond. At your convenience on the ground floor, you’ll also find a WC, laundry room and downstairs cloakroom.

Upstairs the magnificence continues across two floors. On the middle floor there are three well-executed bedrooms. The master bedroom features a lavish superking-sized bed which overlooks a gorgeous picture window showcasing the luscious surroundings, and there’s a stunning ensuite which comes complete with a bath with a view, contemporary walk-in shower, and generous double basin. There’s a further king-sized room and twin room on this floor, too, plus a well-equipped family bathroom which boasts both a bath and freestanding walk-in shower.

Up to the third floor and you’ll find the two remaining bedrooms; one with an indulgent California king bed – which is a little larger than a king – it comes with its own shower room ensuite and there’s a further twin room. This floor also features a stunning and aptly-named sun room which offers guests a place to unwind and appreciate the views that surround Hay House, flooded with natural Cornish light.

With a house of this calibre, naturally the outside space is rather inviting, too. Guests have access to three acres of the Cornish valley which surrounds the property. Bordered by a stream as the boundary, there’s also a lawn and patio immediately next to the house, complete with outside furniture and a gas BBQ if you fancy dining under the Cornish sun.

Hay House is a spectacular large holiday home in a truly unique location. Embracing an enviable position which offers peace and tranquillity in abundance, yet within easy reach of popular North Cornish destinations Padstow and Newquay, plus less than a ten-minute drive from Newquay Airport.

Facilities:

Ground floor:

  • The kitchen/diner includes a Everhot 100i (2 x induction rings) cooker, Bosch American fridge freezer, integrated Bosch dishwasher, Panasonic microwave combi-oven, Nutribullet, De’Longhi Dedica coffee machine, 3 x cafetières, stove top espresso maker, popcorn maker, Magimix toaster (4 slice), stove top Le Creuset kettle (boil on induction hob of Everhot) and Sodastream. There’s an island with two bar stools.
  • The wooden kitchen table comfortably seats ten guests. There’s a wooden bench and six chairs.
  • The laundry room includes a Miele washing machine, AEG tumble dryer and 2 x collapsible airers.
  • The cosy snug features an l-shaped sofa and a wall-mounted 56” Samsung smartTV.
  • The main living room features chunky well-stocked bookshelves, two large sinkable sofas, a decorative fireplace, and a spoiling view of the countryside beyond. There’s plenty of boardgames including Monopoly, cards, Articulate, Othello.
  • There’s also a WC and downstairs cloakroom.

Middle floor:

  • The master bedroom with superking-sized bed and ensuite which comes complete with a bath, walk-in shower, and generous double basin and heated towel rail.
  • A king-sized bedroom.
  • A twin room with two single beds.
  • Family bathroom with a bath and freestanding walk-in shower, and heated towel rail.

Top floor:

  • Large bedroom with California king bed – which is a little larger than a king – which comes with its own shower room ensuite, plus heated towel rail.
  • A twin room.
  • Sun room with two armchairs and book shelves.

Outside:

  • Three acres of valley, bordered by a stream as the boundary.
  • Lawn and patio next to house with outside table and chairs and a gas BBQ.
  • There’s a washing line on top drive.
  • Grass pathway down to bottom of valley with young orchard trees, wild grasses, and swing. Please note that the outdoor space is not enclosed so dogs and young children need to be kept within sight.
  • Plenty of parking. 2 cars outside house, further 3-4 cars on top level.

Hay House is a mile inland from Mawgan Porth (5-10 minute drive) which is the perfect location to relax, boasting acres of soft golden sand for all age groups to enjoy. In contrast to the huge, rugged north Cornwall cliffs, this award-winning west-facing beach is brilliant for sandcastles, but equally equipped to take on some waves with the help of local surf school Kingsurf. The beach also rewards you with spectacular all-year-round sunsets,  rock pooling, body boarding and beach walking. You cannot find a more select, peaceful choice for your holiday than here, so let yourself unwind.

If you are a nature lover, there are wonderfully scenic walks along the cliff tops here, jewelled in summer with sea pinks and gorse. The cliff geology provides a dramatic backdrop to the gentle flat of the bay, dominated by rugged rocks.

For village amenities you’re well taken care of. Mawgan Porth village offers plenty of food for thought with wonderful places to eat, from the casual Beach Box and Kitchen by the Beach to Catch Seafood Bar and Grill. If a village pub is more your vibe, then try the Merrymoor Inn, just 50 metres from the beach, or the Smugglers Inn, a stone’s throw away, has a secluded beer garden to relax in.

Cornish Fresh is the closest supermarket and gourmet foods supplier, with artisan bread, speciality coffee and a full off-licence, situated opposite the beach. It is a village store with a difference. The little beachfront shop stocks a wide range of exotic deli products.

Mawgan Porth is a mere 4 miles from Newquay, and not far from Padstow so you’re in a great location to explore what Cornwall has to offer, as well as a plethora of foodie hotspots to try, from Michelin star restaurants to cool beachside hangouts.

Head north towards Padstow and discover the wild north coast with Harlyn Bay, Constantine Bay and Trevone Bay all in easy reach. While Newquay will spoil beach lovers too. The key beaches, TowanLusty GlazeTolcarne and Great Western, are all pretty sheltered and safe for swimming, too. The surfing is unmatched – Fistral Beach offers a world-class surfing experience. Nearby Watergate Bay is perfect for kitesurfing and windsurfing, or try your hand at kayaking, coasteering, surf rafting and plenty of other adrenaline sports. A trip to Pollyjoke Beach is well worth a walk. Off the beaten track, it is a beautiful little cove set away from the main activity of Newquay. In spring, the beach is overlooked by dramatic huge fields of red poppies.

An attraction for families is Newquay Zoo, set in over ten acres of sub-tropical lakeside gardens and home to many endangered species. The Blue Reef Aquarium with its shark tunnel is also a fab outing for a rainy day. Or you may fancy a special spa day, we recommend heading to Fistral Spa and Headland Spa.

Mawgan Porth is set within a beautiful area of countryside with plenty of walks, with great access to the South West Coast Path. If you want some peaceful beauty then why not opt to visit the bonsai, pagodas and ponds of The Japanese Garden in St Mawgan? Nearby Trenance Gardens form another fine option for a day away from the beach. The options really are endless…

Damage deposit:  A refundable damage deposit of £200 is payable.  This will be held until the end of the occupancy and will be returned to the guest within 2 weeks of departure, subject to deductions for any damage to property caused during the occupancy.
