In under a five-minute walk, you can be soaking up views towards the dramatic sea stacks at Bedruthan Steps — though you may be just as happy enjoying the panoramas from the comfort of this exceptional home. Designed with upside-down living to maximise sea views, 1 Karn Havos offers 2,500 square feet of coastal elegance. For the best vantage point, head upstairs to the contemporary open-plan living space, with a vaulted ceiling, expansive windows, a private balcony, and an ocean view beyond. Sink into the sumptuous sofas and, when the Cornish sun dips, settle in with the 65″ Samsung Frame Smart TV.

The modern kitchen is fully equipped with a premium suite of integrated appliances for effortless cooking, including a wine fridge and Nespresso Vertuo coffee machine. Enjoy drinks out on the glass-fronted balcony, while the large round dining table comfortably seats six for relaxed family dinners. Prefer to eat outdoors? Step straight onto the dedicated dining terrace adjacent to the kitchen — a standout spot with indulgent sea views and a generous table with bench seating.

The three beautifully appointed bedrooms are located on the ground floor. The master suite is a serene retreat, featuring a lavish king-size bed, sea views, sliding patio doors to the outside, and a private en-suite with walk-in shower. Bedroom two also benefits from an en-suite, direct outdoor access and ocean glimpses, with a zip ‘n’ link bed that can be made as a super-king or twins. The third bedroom offers flexible twin/double sleeping and sits conveniently beside the family bathroom, complete with a large bath and shower over — a blissful place for a post-adventure soak.

Outside the two front-facing bedrooms, a peaceful patio area is perfect for morning coffee and fresh Cornish air. There’s also an outdoor shower for rinsing off sandy toes, plus a surf store for beach kit. Guests will appreciate two private parking spaces, with an optional EV charger. Meaning you’re always ready to explore the best of what Cornwall has to offer.

Facilities

High-quality bed linen and towels are provided at all of Cornish Secrets properties.
Where a cot is supplied, guests are kindly asked to bring their own cot bedding.

Downstairs

  • Bedroom one features a lavish king size bed, sea views and outside access with sliding double patio doors. There’s a wall-mounted smartTV, wardrobe and chest of drawers. The ensuite features a walk-in shower, WC, basin and heated towel rail.
  • Bedroom two has a zip ‘n’ link bed which can be arranged as a super king or two singles. This bedroom boasts sea views and outside access with sliding double patio doors. There’s a wall-mounted smartTV, wardrobe and chest of drawers. The ensuite features a walk-in shower, WC, basin and heated towel rail.
  • Bedroom three has two single beds, which can be arranged as a double, plus plenty of storage.
  • The family bathroom features a bath with shower over, WC, basin and heated towel rail.
  • Utility room with Bosch washing machine and Bosch tumble dryer.

Upstairs

  • Modern kitchen, with large island complete with sink and wine fridge. There’s a full suite of integrated appliances, including a Siemens oven, microwave and hob. There’s a built-in Neff dishwasher, Electrolux fridge freezer, plus Nespresso Vertuo coffee machine, SMEG toaster and SMEG kettle.
  • Dining space with round wooden table and six wishbone chairs.
  • Living area with two large sofas and a plush armchair. There’s a large 65” Samsung Frame smartTV, and large selection of board games for guest use. Access to front balcony with stunning sea views, and two bistro chairs and small table.
  • The second balcony also affords sea views with large dining table and benches to seat eight.

Outside

  • 1 Karn Havos has its own outdoor surf shower and surf store.
  • There’s a small paved area outside bedroom one and bedroom two, plus two fold up chairs in the surf store.
  • Guests have use of the pretty outdoor communal space, which is a meadow seeded area with pathways leading to each front door.
  • Two private parking spaces with use of EV charger (additional charge applies).

Please note

Sadly, the steps to Bedruthan Steps beach are currently closed following a rock fall in 2019, making them too dangerous to use. While the National Trust are working on the infrastructure, it is not advised to find alternative access to the beach.

Karn Havos is equidistant from two Cornish hotspots; just 7 miles from Newquay and Padstow so you’re in a great location to explore what Cornwall has to offer.

The closest accessible beach is Mawgan Porth, and it’s the perfect location to relax, boasting acres of soft golden sand for all age groups to enjoy and is a 30-minute walk along the coast path or five minute drive away. In contrast to the huge, rugged north Cornwall cliffs, this award-winning west-facing beach is brilliant for sandcastles, but also rewards you with spectacular all-year-round sunsets, rock pooling, body boarding and beach walking. You cannot find a more select, peaceful choice for your holiday than here, so let yourself unwind.

Two miles away you’ll find Mawgan Porth Golf Club, a stunning 18-hole, heathland course which is nestled on a hilltop affording some fabulous sea views while you line up your shot. It offers open rolling greens and challenging wind-swept holes, for all standards of player. Or if relaxation is more your game, you’re less than a mile from Bedruthan Hotel & Spa and five-star adults-only The Scarlet Spa.

If you are a nature lover, there are wonderfully scenic walks along the cliff tops here, jewelled in summer with sea pinks and gorse. The cliff geology provides a dramatic backdrop to the gentle flat of the bay, dominated by rugged rocks.

Newquay is of course renowned for its beaches, which are amazingly clean, and generally dotted with surfers (it is a surfing mecca). Nearby Watergate Bay – just three miles away – is perfect for kitesurfing and windsurfing, or try your hand at kayaking, coasteering, surf rafting and plenty of other adrenaline sports. The key towan beaches, TowanLusty GlazeTolcarne and Great Western, are all pretty sheltered and safe for swimming, too. The surfing is unmatched – Fistral Beach offers a world-class surfing experience.  A trip to Pollyjoke Beach is well worth a walk. Off the beaten track, it is a beautiful little cove set away from the main activity of Newquay. In spring, the beach is overlooked by dramatic huge fields of red poppies.

Celebrity chef, Rick Stein, has a number of businesses here including a cafe, a delicatessen, a bakery, a restaurant and his famous fish and chips.  Rick isn’t the only move and shaker in town though and Padstow has many strings to its bow, including No.6 by Paul Ainsworth.  There is a good mix of foods here too and a pasty from Malcolm Barnecutt’s bakery is just as well advised, followed by a famous Roskilly’s ice cream.

Booking fee:  There is a non-refundable booking fee of £35 per booking

Dog stays: £50/dog/week – 2 dogs welcome.

Damage deposit:  A refundable damage deposit of £200 is payable.  This will be held until the end of the occupancy and will be returned to the guest within 2 weeks of departure, subject to deductions for any damage to property caused during the occupancy.
